Newport Beach, CA
Client: Thirtieth Street Architects
Civil Works Engineers was selected by Thirtieth Street Architects to provide civil engineering services
for the construction of a new library and replacement of existing tennis courts in the City of Newport
Beach. The new library would eventually replace the existing library on the same site.
This new library project was prepared in three phases.
Phase 1 involved the preparation of preliminary data for use in a state funding grant application,
prepared by the architect, for library expansion. We prepared a site survey, an ALTA, a utility
investigation, and a composite plan to accompany the funding application. Upon receipt of the state
grant and other local funding donations, the construction plan preparation began.
Phase 2 included preparation of construction documents for the replacement tennis courts facility. We
prepared demolition, horizontal control and grading plans.
Phase 3 included the preparation of the construction documents for the library, parking area and
grounds. The scope included preparation of a preliminary layout of the
new library with respect to
the adjacent uses consisting of an elementary school, a fire station, and tennis courts. Civil
construction plans for Phase 3 included the library site, parking lot, and park improvements.
Demolition, grading, drainage and water quality BMPs, horizontal control, signage and utilities
coordination plans were also required. Per the Library Bond Act Regulations, the project included three submittals,
schematic design plans, design development plans, and final construction
CWE provided engineering support including as-built survey review, response to request for
information change orders and addendums.
